OAKLAND, Ca.—December 8, 2008—CIM Group has signed its first lease at 2100 Franklin with Cerexa, Inc., a leading biopharmaceutical company, which will occupy 37,855 square feet at the office tower which was completed earlier this year. The nine-story tower is a LEED Gold certified building and part of the Center 21 complex in the Lake Merritt district of downtown Oakland. Earlier, CIM Group signed a lease with DMJM Harris for 30,297 square feet at Center 21 in the 2101 Webster tower.
"Since the announcement of CIM Group's acquisition of five premier Oakland office properties, we created and implemented a new leasing program. The result is evident with the quick signing of these two significant leases and we are actively negotiating with other potential tenants," said Jeff Kreshek, principal, CIM Group. "Most notable is that we are well underway with leasing at 2100 Franklin. The building is a stunning design in a central location with panoramic views and has the added distinction of being an environmentally sensitive property, achieving the LEED Gold certification."
In the first quarter of 2009 Cerexa, Inc. will relocate from its current facility in Alameda to the top two floors of 2100 Franklin. Cerexa is an innovative, biopharmaceutical company working on research and development of therapies for life-threatening infections. The company began operations in 2005 and was acquired by Forest Laboratories in January 2007.
"At 2100 Franklin we have flexible space configurations that can accommodate businesses of all sizes with options starting at around 5,000 square feet on the building's multi-tenant floors," notes Kreshek.
At Center 21's 2101 Webster tower, DMJM Harris, a respected national engineering and systems company, is consolidating its Oakland operations, relocating from two downtown buildings in early 2009. DMJM Harris is the transportation flagship company of AECOM Technology Corporation.
Center 21 is comprised of two towers, the 215,000-square-foot, nine-story, 2100 Franklin which was completed in January 2008 as an extension of the existing 2101 Webster tower, a 20-story, 475,000-square-foot tower that is approximately 95 percent leased.
In addition to Center 21, CIM Group owns and manages three other Oakland area Class A office properties that it acquired in October 2008:
