NASHVILLE – August 17, 2016 – CIM Group today revealed its comprehensive renovation program currently underway at the iconic L&C Tower office building that includes significant upgrades to the exterior, lobby, and new tenant amenities, while maintaining the property’s historic character and features.
The 272,000-square-foot, 30-story L&C Tower, a widely recognized landmark in the Nashville skyline that was the city’s first skyscraper centrally located in the downtown core at 401 Church Street, will be enhanced with a new arrival experience. CIM is adding a building entrance canopy designed as a glass box that preserves the existing signage tier, while providing height and light as well as an enhanced identity on the street. A new retail canopy extends on the east side of the building to provide shaded space for the addition of outdoor seating for the ground floor coffee shop. To further engage pedestrians, CIM is updating the streetscape program with decorative planters and new shade trees placed closer to the street, and expanding the pedestrian walkway with paving around the building’s perimeter on 4th and Church Streets.
CIM is adding to the existing on-site retailers and restaurants that serve both the tenants and the community. The company has just leased the building’s largest restaurant space to A. Marshall Family Foods, a family-owned hospitality organization that currently owns and operates 11 restaurants including Puckett’s Grocery and Restaurant, Puckett’s Boat House, Scout’s Pub and Homestead Manor, will be opening a “New South” concept. The restaurant will include an outdoor dining patio that wraps around the second floor of the tower, with a main entrance directly on Church Street. It is scheduled to open in mid-2017.
Inside the office tower, CIM is refreshing the historic art deco lobby with new finishes, adding a dramatic central lighting fixture and seating along with upgrading the entries and signage. A significant feature of the building renovation is the creation of a complimentary WiFi-enabled communal tenant space on the top floor with an outdoor terrace that provides sweeping city views, an indoor lounge, and a conference room that also functions as an event space with a kitchen. CIM is also adding secured covered bicycle storage at the building, a growing option for green transportation and the health-conscious tenant.
Modernized office suites at L&C Tower are currently available and new and expanded leases have been signed. Among the tower’s new tenants this year are Live Nation Worldwide and Propak Logistics. Existing tenant Warby Parker expanded at the building and added a public show room and retail sales floor.
CIM acquired L&C Tower in September 2015. In addition to the office tower, the property includes approximately 14,000 square feet of ground and second floor retail and a nine-story, 94,000-square–foot office building, 159 4th Avenue North connected to the tower on floors two through eight. 159 4th Avenue North is also undergoing a lobby renovation in anticipation of a large tenant seeking the rare opportunity of up to 100,000 square feet of contiguous modernized space as well as a branding opportunity.
