The Resident Relations Manager assists in the smooth operation of the property, addressing maintenance, leasing, finance, administration and overall customer satisfaction and retention.
ESSENTIAL FUNCTIONS:Reports to the Property Manager all escalated needs of the property and its residentsResponsible for the lease renewal process. Recommending rent increase percentages, generate renewal offer letters for residents, enter renewal proposals in Yardi. Applying appropriate renewal prorations to resident ledgers and specific account adjustments as needed or directed by Assistant Property Manager.Ensuring that Resident Relations Associates meet minimum monthly renewal percentage of 60%.Assists the Assistant Property Manager with late payments/collections, evictions and the move-in/out process as neededResponsible for reviewing and approving all transfer and lease-add files and related paperwork.Assists Resident Relations Associates with resident complaints and escalated maintenance requests Schedules Pest Control service and acts as property liaison with Pest control vendorReviews correspondence and notices before distribution to community. Prepares weekly Community Update and Monthly NewsletterAssists Resident Relations Associate with respect to resident accounts and ledgersWill supervise the Resident Relations team
EDUCATION/EXPERIENCE REQUIREMENTS: High School Diploma RequiredPrior experience in residential real estate preferredAbility to communicate effectively, both written and verbal.Ability to read and comprehend simple instructions, short correspondence and memos.Ability to write simple correspondence and/or reportsPrevious experience in managing a team
