POSITION PURPOSE:
Support the lead Portfolio Oversight for a CIM advised publicly traded REIT and perpetual fund that invests in real estate debt and equity, as well as corporate credit.  CIM’s Portfolio Oversight function leads coordinated efforts among internal teams to enhance portfolio performance, guide internal and external communications and serve as the main point of contact for debt and equity capital raising initiatives. 
ESSENTIAL FUNCTIONS:
  • The candidate will be tasked with managing a workload which includes both individual responsibilities and collaborative assignments focused on the following areas:
    •  
  •          Portfolio Oversight – Act as subject matter expert on the strategy and underlying investments to ensure decisions regarding individual assets are made with an eye towards the impact on the portfolio as a whole
    • o   Acquisition and disposition analysis – work with Investments team for buy/sell/hold recommendations on assets
    o   Portfolio and asset-level leverage analysis – Analysis and support for decisions relating to leverage & lending
    o   Investment pipeline – Maintain up to date knowledge and understanding of potential acquisitions
     
  • ·         Asset Management – Work closely with Investments team to oversee and monitor the overall performance of all assets in the portfolio
    • o   Track progress of each investment against its business plan
    o   Collaborate with Investments to make recommendations for asset-level decisions, including leasing, property management, development, and construction
    o   Hold various internal groups across CIM accountable for delivering against stated business plan objectives
    o   Provide updates to investors and internal stakeholders
     
     
  •          Capital Raising – Meet the needs of existing and prospective shareholders and co-investors to support our debt and equity capital raising activities by acting as subject matter expert on the strategy, composition and performance of the Fund
    • o   Market research and produce ongoing peer comparisons
    o   Development of presentations and materials to support marketing and due diligence efforts (Flipbooks, DDQs, Case Studies, etc.)
    o   Partner and Co-investor meetings / calls and tours
    o   On-site and off-site due diligence meetings
    o   Investor negotiation (side letters, closings)
    o   Support ongoing co-investment program
    o   Quarterly earnings support (Update investors presentations, Q&A and earnings call)
    EDUCATION/EXPERIENCE REQUIREMENTS:
  • 1-3 Years’ prior experience in Real Estate or Investment Banking or related field
  • Demonstrated competence with Microsoft Office including Outlook, Excel, PowerPoint and Word
  • Demonstrated experience with financial modeling
  • Familiarity with financial statements, including income statement, balance sheet, and cash flow statement
  • Must be willing to travel up to 25% of the time, both domestically and internationally
    • KNOWLEDGE, SKILLS, AND ABILITIES:
  • Familiarity with and ability to read, analyze and interpret complex legal documents, such as fund organizational documents and side letters.
  • Ability to respond clearly and concisely to the most sensitive inquiries in written and verbal format to a wide range of audiences.
  • Ability to effectively interact with both internal and external parties on complicated topics and sensitive matters
  • Ability to calculate, analyze, and explain real estate related return metrics and other variables
  • Ability to comprehend and analyze general economic data and statistics
  • Ability to define problems, collect data, establish facts, and draw valid conclusions
