Responsible for assisting assigned Vice President and Senior Director of Leasing in day-to-day activities related to: the execution of the marketing and leasing strategy for commercial real estate properties. Will be exposed to the entire leasing process (start to finish) from generating initial prospect interest through qualification, lease negotiation and document execution. This position is located in Los Angeles, CA and it will focus on commercial office space.
ESSENTIAL FUNCTIONS:Working under the direction of the assigned Directors or VPs, assists in executing the marketing and leasing strategy for the region. Will learn to make recommendations and assist in the coordination of property improvements designed to supplement the leasing processProvide relevant analytics for contemplated lease transaction against budget projection and market.Maintain property visibility with the local brokerage and prospect community to maximize property exposure in the market placeMaintain and build on existing relationships with the local brokerage community to maximize networks and deal activity towards CIM assetsActively participate in local and national Real Estate organizations Research and stay abreast of comparable properties, their pricing and competitive positions, to maximize occupancy and financial performance of company’s properties relative to the competition.Budget expected property rental rates and leasing costs (tenant improvements, commissions and landlord costs)Participate in the acquisition due diligence process for new assetsAnalyze rental rates and improvements for landlord acceptable leasesMaintain stacking plansProvide timely communication with all leasing process stakeholders on status of lease transactionsMaintain a system for filing copies of all electronic and written leasing materials and correspondenceEnsure compliance with CIM standards for leases, letters of intent, approval forms, and deal sheetsManage leasing processCoordinate with legal counsel to prepare lease documentsCoordinate weekly/biweekly leasing calls with third-party brokers and Investment teams and handle the distribution of leasing reportsCoordinate space planning with prospective tenants
EDUCATION/EXPERIENCE REQUIREMENTSBS/BA requiredSenior Associate: ideally 2 - 3 years’ prior experience in Leasing Knowledge and understanding of the commercial leasing processKnowledge and understanding of space planning and tenant improvement processKnowledge and understanding of real estate law, finance and accountingIdeally, proficient with various lease types (Gross, Modified Gross and NNN)
