We strive to increase the value of individual assets and improve the overall ambiance of the community as a whole.

Our Value-Add Strategy focuses on acquiring and improving properties for long-term ownership. We pre-qualify thriving and transitional communities for investment, then seek out properties for our Value-Add Strategy within those communities. Our Value-Add Strategy includes private and Opportunity Zone vehicles for qualified institutions and individuals.

Value-Add Strategy in Action

888 at Grand Hope Park

888 at Grand Hope Park | Downtown Los Angeles, CA

A long-time owner and operator of properties in downtown Los Angeles, CIM acquired a development site in the area’s South Park neighborhood in 2015. The community was underserved in terms of residential and retail offerings, and our vision was to transform the site into a luxury apartment tower with an adjacent parking structure.

The parcel had previously been covered by a large surface parking lot, creating an urban “dead zone.” Neighborhood residents welcomed plans to create vibrant new housing opportunities and retail destinations.

Construction began in 2016 and 888 Grand Hope Park opened in 2018, providing an important addition to the community. The 34-story, 525-unit apartment tower features an expansive 32,000 square feet amenity deck and over 10,000 square feet of retail space.

The project has enhanced the local landscape and expanded the pedestrian nature of the South Park community by adding ground-level retail space.
