For more than a decade, two 2-acre parcels spanning two sides of the intersection of Sunset and La Cienega Boulevards were occupied by run-down and vacant buildings, creating a visible blight on the vibrant, upscale community of West Hollywood and the famed Sunset Boulevard.

Restoring Beauty in a Forgotten Corner

The parcels became available in 2011, and the city encouraged the existing owner to engage a buyer who could take on the entire project and realize the vision of the surrounding community. The city and community sought to create a lively, pedestrian-friendly streetscape, connecting high-end retail on the west side to hotels along Sunset Boulevard on the east side of the project. Based on the success of our prior work in the area, CIM was the clear choice for this opportunity.

Given the complexity and requirements of the proposed project, along with the multiple uses being considered, we assembled a team of in-house experts from Investments, Development, Hotel and Multi-Family Property Management, Leasing and other departments. The team was able to provide an in-depth strategy for the multi-family, hotel, and retail structures planned for the project.

As with any mixed-use development, this one involved inherent complexities. We balanced our ambitious vision with realistic goals by deploying individuals with area-specific expertise, and by hosting neighborhood meetings to ensure alignment of the project with the community’s needs.

For the Sunset La Cienega, we were able to successfully:

  • Build a 286-key hotel
  • Build a 190-unit multi-family residential tower
  • Lease up the retail space 
  • Provide a public space with sweeping views of Los Angeles and an art installation
  • Create safe and scenic pedestrian connectivity between the west and east sides of Sunset Boulevard
