Our Value-Add Strategy focuses on acquiring and improving properties for long-term ownership. We pre-qualify thriving and transitional communities for investment, then seek out properties for our Value-Add Strategy within those communities. Our Value-Add Strategy includes private and Opportunity Zone vehicles for qualified institutions and individuals.

Opportunity Zone Focus

A subset of our Value-Add Strategy focuses on real estate and infrastructure assets located in underserved communities known as Opportunity Zones. These areas, which include 65 of CIM’s Qualified Communities, were identified as part of the Tax Cuts and Jobs Act of 2017 to encourage private investment. 

We make real estate and infrastructure investments in Opportunity Zones with an emphasis on improving the communities while increasing asset value.

Central Tower

CIM’s In-House Teams Revitalize a San Francisco Office Tower

Central Tower | San Francisco, CA

In 2013, CIM acquired Central Tower, a 21-story tower with an adjacent 6-story, 165,000-square-foot annex in the South Financial District of San Francisco. At the time, the property was home to more than 90 traditional office tenants inefficiently spread throughout approximately 133,000 rentable square feet.

Following the acquisition, our in-house Development and Investments teams converted and repositioned the building for creative use, developed an additional 30,000 rentable square feet and improved existing areas including a roof deck, the main lobby and the exterior façade.

Our Leasing team modified the tenant composition of the building and fully leased the post-renovated office space to 15 full-floor single tenants. The entire annex was also successfully leased to a single-use tenant, bringing the project to 100% leased.
