Lending Support for Student Housing
In Q3 2021, CIM originated a $149 million floating-rate whole loan to refinance The Grad, a 260-unit, 1,039-bed Class A student housing property and parking structure in San Jose, California. The property is situated adjacent to San Jose State University, one of the largest universities on the West Coast.
Our CIM Real Estate Debt Solutions team collaborated closely with our in-house Property Management team to analyze submarket dynamics to help support the sponsor's business plan to lease up the property before the start of each school year.
In November 2024, the sponsor fully repaid the $146 million outstanding loan balance after securing necessary capital through a property refinance.
This transaction illustrates CIM’s expertise in underwriting and executing business plans for student housing properties, underscoring our ability to create value across diverse real estate asset classes.
