Centennial Yards
Revitalizing the Heart of Downtown Atlanta
For decades, downtown Atlanta was marked by a vast undeveloped area known as the Gulch. The site had once been home to a pivotal rail hub that positioned Atlanta as a major transportation center more than a century ago. While rail operation continued in the area, changes to its original structure created a woefully underused space in a prime downtown location.
In 2019, we announced plans for Centennial Yards, a landmark 50-acre development set to transform Atlanta’s core with blocks of world-class residential, retail and entertainment attractions. One of the most complex and significant city center developments in the Southeast, Centennial Yards is being developed by CIM through a partnership with the City of Atlanta.
Transformation Begins
Our team worked with the City to outline a vision for Centennial Yards as a vibrant, mixed-use community featuring residential units, retail and entertainment establishments, community gathering spaces and more. Destinations now open include Wild Leap Brewery, The Lofts at Centennial Yards South -- residences housed in the now converted historic Norfolk Southern Railway headquarters -- and Steele Bridge, a 500-foot pedestrian bridge connecting two sides of downtown Atlanta. In November 2022, we broke ground on two 19-story towers: a 304-unit apartment building and the 292-key Hotel Phoenix, both slated for completion in 2025.
In March 2024, Centennial Yards announced plans for an eight-acre entertainment hub thoughtfully designed to provide a safe and enjoyable environment for residents and visitors. Situated across from State Farm Arena and Mercedes-Benz Stadium, the entertainment district will include an expansive plaza ready in time to welcome thousands of enthusiastic 2026 FIFA World Cup fans. Four surrounding buildings will also be constructed, with interiors slated for completion in 2027.
The new structures are designated for a 14-story hotel, a 5,000-seat music venue, a two-story food and beverage hall, an expansive fan zone and Cosm, a three-level immersive dining and entertainment concept.
CIM’s Impact
From the project’s outset, environmental and community impact have been key considerations. Centennial Yards participates in environmental programs through UNPRI, Energy Star, GRESB, BOMA and Green Seal. Additionally, our initiatives for Centennial Yards include committing to 20% affordable housing and substantial participation (goal of 38%) from minority and female-owned businesses, as well as volunteerism and monetary support for local non-profits.
CIM created Centennial Yards Company to act as the owner and master developer for this $5 billion mixed-use project, and continues to apply broad experience in owning, developing, repositioning and operating properties to propel Centennial Yards forward. Our Development, Construction, Leasing and Property Management teams work in tandem to bring each phase of the project to life and position the development as an integral part of the Atlanta community.
