Located in South Fort Worth, Texas, Junction 20/35 is a 1.1-million-square-foot, tri-temp distribution facility with freezer/cooler space and dry storage. The property was built in 1989 as a regional grocery distribution center and has undergone numerous renovations and expansions to accommodate market demands.
Catering to Tenant Needs
When CIM acquired the property in 2020, the facility was just 56% occupied. Our in-house Property Management, Construction and Development teams worked together to identify and complete significant capital enhancements for tenants.
In addition to activating rail access for the property and making necessary repairs, upgrades included:
- Constructing a new office suite, complete with expansive windows and an ADA access ramp
- Installing a new fire protection system
- Replacing old light fixtures with motion sensing LED lights
Following completion of these improvements in 2021, our Leasing team fully leased remaining space at the property.

Junction 20/35 is situated at the nexus of Interstate 20 and Interstate 35 and is proximate to three airports and two intermodal facilities, where shipments are transferred from one transportation type to another. The Dallas-Fort Worth metro area is the third largest industrial market in the country and ranks third in the U.S. for employment growth and sixth for population growth.1
