When CIM acquired the property in 2017, Turtle Creek Village’s office rents were significantly below market. Within its retail component, we found that the property and community could benefit from retailers with a focus towards health, wellness and beauty.
CIM's vertically integrated team was well-equipped to handle the asset’s complex value creation opportunities. CIM’s Leasing team worked with new and existing office tenants to execute leases at rent levels more consistent with market rates. CIM’s Property Management team helped determine which tenants would best fit the neighborhood and the Leasing team identified new tenants which provided goods and services that catered to the community’s needs. CIM’s Construction team further improved the asset by completing a new tenant amenity center for office tenants.
Thanks to the combined efforts of CIM’s vertically integrated team, Turtle Creek Village is helping to serve the needs of the local community. The property’s 227,000-square-foot office building is occupied by a diverse tenant base, and its nearly 95,000 square feet of retail space is anchored by a regional grocery chain and features a variety of service tenants, restaurants and more.
