Bringing the Community Together

Located in the heart of a historic Denver neighborhood, the 26-acre project at 9th Avenue and Colorado Boulevard has a storied past. In 1924, the University of Colorado School of Medicine opened its campus on the site. When it finally outgrew the mostly residential neighborhood, the school moved to another location in 2008, leaving its former home available for redevelopment.

CIM and Continuum Partners acquired the property in January 2015 and worked with the City of Denver and the University of Colorado to create a redevelopment plan that aligned with the community’s vision. We agreed on a multi-phased redevelopment called 9+CO that would include a mix of residential, retail, office and public green spaces and complement the surrounding neighborhood. The plan also included the adaptive reuse of one of the original health campus buildings to honor the site’s history.

Just three years after we commenced construction in May 2015, we completed Theo, a nine-story, 275-unit apartment building and the first residential component of the project. Milo, an eight-story, 319-unit apartment building, followed in February 2020, and Ella CityHomes, a 35-unit townhome development, opened in June 2020.

CIM’s Leasing team worked closely with the City to attract a complementary mix of tenants that would appeal to residents in the area and in neighboring communities. AMC Theatre, Postino Wine Café, Elevation Cycles, Fluff Salon, Hopdoddy Burger Bar, Clean Juice, Trufusion and others leased space in the project.

Upon completion, the two-million-square-foot 9+CO will offer a walkable, bike-friendly community atmosphere. Our involvement in 9+CO has been fundamental to transforming the area into an exciting mixed-use residential, dining and entertainment center for Denver residents and visitors.
